About the Owners
Nicole Stines has been in the property management industry for over 20 years. Nicole began her career in 2001 as a Resident Assistant at her alma mater, Barton College. Two years later Nicole was promoted in her senior year to a Master’s Degree level Area Manager position. Her next position was as an Assistant General Manager for a 3rd party management company and within two years she was promoted to General Manager. In 2008, she received a Master’s Degree from the University of Alabama at Birmingham. She continued to pursue positions that would provide a wide variety of experiences and catapult her into higher level executive jobs. During her career, she has managed the start-up of multiple new construction luxury apartment complexes across the US. The management of these projects included the lease up as well as the construction process in which she was responsible for both punch and final acceptance of each unit. Eventually, Nicole landed at the corporate level as an Assistant Vice President of Operations, managing 21 multi-family properties nation-wide. Currently, Nicole serves as a Regional Director for 4 student housing properties with over 3,500 beds, and 1 conventional property with 176 units at Book & Ladder.

Joshua Stines has been in the IT industry for 10 years and currently works for the Mortgage Industry Advisory Corporation (MIAC) as a customer support analyst for MIAC’s proprietary software.

Nicole served as the Assistant Vice President of Operations for a national portfolio of 21 properties and 9,000 beds.
Accomplishments:
Responsible for creating and implementing turn process for each property (roughly 5,000 beds) including selecting painting, carpet, and cleaning vendors, managing insurance requirements, creating the turn board for managing the process, budget training and management, and supervising General Managers progress
